Luxury vinyl flooring is practical, but it is not maintenance-free.

LVT, vinyl planks and similar resilient floors can look tired when fine grit, detergent residue, grease and old maintenance products build up on the surface. The floor may still be sound, but the appearance changes because routine cleaning is no longer removing the problem.

This guide explains how to maintain luxury vinyl, what causes dullness and when professional cleaning is worth considering.

The main causes of dull LVT

Luxury vinyl usually loses its appearance for one of several reasons:

  • dry grit scratching or dulling the surface
  • detergent residue left by repeated mopping
  • grease in kitchens and commercial areas
  • dark traffic lanes
  • old polish or dressing
  • unsuitable cleaning products
  • abrasive pads
  • chair or furniture movement
  • genuine wear in high-use areas

These causes can look similar at first. That is why assessment matters.

Routine care that helps

Good maintenance is usually simple.

Useful habits include:

  • vacuuming or sweeping dry soil before mopping
  • using a suitable cleaner at the correct dilution
  • avoiding heavy detergent use
  • changing dirty mop water
  • wiping spills promptly
  • avoiding steam cleaners unless the floor manufacturer allows them
  • protecting chair legs and furniture contact points
  • using suitable entrance matting

The aim is to remove contamination rather than spread it into a thin film.

Why too much product causes problems

More cleaning product does not always mean a cleaner floor.

If detergent is too strong, poorly rinsed or used too often, residue can dry on the surface. That residue attracts soil and makes the floor look dull again quickly.

This is one of the most common reasons a luxury vinyl floor looks clean when wet but flat, streaky or sticky when dry.

Professional LVT cleaning may help when the issue is:

  • textured areas that no longer clean well
  • a rented or commercial space needing a reset

Professional work should still be assessment-led. The floor type, product history, surface condition and customer expectations all affect the recommendation.

Maintenance vs restoration

Maintenance keeps a suitable floor under control.

Restoration is a broader word. It may involve deeper cleaning, residue removal, preparing the surface for a protective finish or, in some cases, discussing a more specialist resilient-floor process.

Repair and replacement are separate. Cleaning cannot fix loose tiles, failed adhesive, cut planks, deep gouges or subfloor problems.

What to avoid

Avoid:

  • abrasive pads
  • harsh solvents
  • repeated strong detergent use
  • soaking the floor
  • steam cleaning without manufacturer approval
  • applying polish without knowing what is already on the floor
  • ignoring loose or damaged tiles

These mistakes can make the floor harder to maintain and may reduce the options available later.

The safest answer

Luxury vinyl maintenance works best when the routine matches the floor.

If the floor is dirty or affected by residue, professional cleaning may make a clear difference. If the surface is worn, damaged or loose, cleaning can improve hygiene and appearance but it will not solve the flooring fault.
