Commercial LVT Cleaning

Commercial LVT floors are popular because they are practical, attractive and usually easier to maintain than many traditional floor finishes.

They still need the right cleaning plan.

In offices, shops, salons, clinics, managed properties and communal spaces, LVT can become dull, sticky, grey in traffic lanes or patchy where old products have built up. The answer depends on whether the issue is removable contamination, old dressing, wear or physical damage.

Quick Answer

Commercial LVT cleaning may help when the floor is affected by soil, residue, grease, traffic lanes or old maintenance products.

It should not be used to promise plank repair, replacement, warranty approval, manufacturer certification or a new-floor result. Those claims need separate evidence and assessment.

Why Commercial LVT Becomes Dull

Common causes include:

  • entrance grit
  • detergent residue
  • greasy soil
  • chair and trolley traffic
  • old dressing or polish
  • incorrect daily products
  • poor rinsing
  • worn traffic lanes
  • residue from previous tenants or cleaners

A floor can look dirty because it is dirty, but it can also look dirty because residue is attracting new soil.

Cleaning vs Wear

The most important distinction is contamination versus wear.

Cleaning can remove soil and some residues. It cannot replace a worn wear layer, remove deep scratches, fix damaged planks or solve installation problems.

If a floor has physical damage, cleaning may still improve the rest of the floor, but repair or replacement advice may be needed for the damaged areas.

Old Dressing And Product Build-Up

Some LVT floors become patchy because maintenance products have been layered over time.

Old polish, dressing or incompatible products can create:

  • streaks
  • dull patches
  • sticky areas
  • grey traffic lanes
  • uneven shine
  • dirt that returns quickly

Removing or correcting old products needs careful assessment. It should not be guessed from appearance alone.

Protective Finishes And Recoating

Cleaning, protective finishing and recoating are different decisions.

A protective finish may be suitable for some floors and not for others. The decision depends on:

  • floor type
  • manufacturer guidance
  • current condition
  • previous products
  • expected traffic
  • downtime available
  • customer expectations

Do not assume every LVT floor should be coated. The wrong product can create more maintenance problems.

Commercial Planning Questions

Before arranging commercial LVT cleaning, useful questions include:

  • What type or brand of LVT is installed?
  • Is the floor domestic-grade or commercial-grade?
  • What products are used daily?
  • Are there worn or damaged planks?
  • Has polish or dressing been applied?
  • Can the work be phased out of hours?
  • How soon must the floor be back in use?

These answers shape the cleaning plan.

When Cleaning May Not Be Enough

Cleaning may not be enough where there are:

  • loose planks
  • broken edges
  • deep scratches
  • adhesive failure
  • moisture problems
  • permanent staining
  • heavy wear
  • subfloor movement

Those problems need the right flooring advice.

The Sensible Answer

Commercial LVT cleaning works best as a maintenance and assessment-led service.

If the issue is soil, residue or old product build-up, cleaning may improve the floor and make it easier to maintain. If the issue is damage, wear or failed installation, cleaning alone is not the full answer.
